West San Fernando is an office tower proposed in the Downtown Commercial district of San Jose, CA. The project consists of 718,000 SF of office space above 5 levels of above-grade parking and ground floor retail.
Responding to the client and city’s desire to attract large tenants, a typical office floor plate averages 52,000 SF and is serviced by two central elevator cores. A centralized core with building services gives the building flexibility to service multiple tenants and the floor plate cuts in and out to maximize natural light. Due to its urban surroundings and recent trends in creating hospitable office spaces for employees, shaded outdoor terraces are offered for employees to gather, retreat, work or simply enjoy views that extend to the Santa Cruz Mountains and Diablo Mountain Range.
The project is sited within a half-mile walking distance of Diridon Station, San Fernando Station (San Jose’s Light Rail system), future Bart line, free shuttles to downtown, and the Guadalupe River Trail with pedestrian and bike path access. Adjacent to the trail access, the project connects pedestrians to a public plaza at the ground floor level. Two retail spaces separated by a central lobby along West San Fernando street are set back from the street, creating an extended public plaza that engages a redesigned city sidewalk with new planted zones, benches, and dedicated pathways.
