Steinberg reveals designs for Rail Yard Place
Steinberg is designing the residential component of Rail Yard Place, a 10.6-acre site on the edge of downtown San Jose owned by Insight Realty Company. Purchased from the Union Pacific Railroad, the mixed-use development also includes a 230,000 SF of office space that, together with the 476 apartment units, hope to attract corporate tech tenants and recruit talent.
The $300 million mixed-use development will be the first ‘Creative Office Campus’ in downtown San Jose offering a bike- and pedestrian-oriented environment. The buildings will assume an industrial aesthetic with large open floor plates and high 15-foot ceilings. Not currently available in downtown, this type of office space is highly desired by a fast-growing Silicon Valley workforce.
The development is on the largest undeveloped site in downtown San Jose and has long sat fallow and largely cut off from the rest of downtown. It is located where Highway 87 crosses over Coleman Avenue fronting the Guadalupe River Trail. A new bridge will be built over the river to connect to downtown via Autumn Street. Across from the recently opened 4-acre San Jose Rotary Playgarden, the project will serve as a gateway development from the north to fast growing downtown San Jose.
Approvals are expected to take place in spring of 2017 with construction slated to begin later that same year.
